Commentary

Detached homes in central and south Guelph continued to see the widest range of outcomes — well-prepared, well-priced properties transacted within reasonable timelines, while homes needing significant updates typically required price adjustments to move.

Freehold and condo townhomes remained a common entry point for first-time buyers. Condo status certificates and reserve fund studies drew more attention than in past cycles, particularly in older buildings.

For sellers, this quarter reinforced the importance of preparation before listing — pricing set at market, thoughtful presentation and clear positioning still shape outcomes more than any single tactic.
