What I'm Seeing in the Guelph Market
The biggest thing I see in the July numbers is that there really isn't one single Guelph market right now. Overall, Guelph is sitting at about five months of inventory, with homes taking an average of 41 days to sell and the median sale landing $18,900 below asking. But the picture changes quite a bit depending on what you are buying or selling. Detached homes are moving faster than the city average, while townhouses and condos are taking considerably longer and have more inventory. That tells me buyers have more room to be selective than they did in the faster markets of the last few years, but well-priced homes in stronger segments can still move.

For buyers, this is a much less frantic market than we have seen in recent years. More inventory and longer days on market generally mean you have more time to compare homes, ask questions and negotiate. The biggest split I am watching is between semis and the condo/townhouse market. Semi-detached homes had only about two months of inventory in July, while condos and townhouses were both around six months. Townhouses also had the longest average days on market at 55 days, followed closely by condos at 52. That is a meaningful difference and a good reminder that city-wide averages can hide what is actually happening in the specific segment you are buying or selling.
