A major planned district in east Guelph intended to combine future housing, employment, parks, heritage resources and natural lands.

The Guelph Innovation District, formerly called the York District Lands, is not a finished conventional neighbourhood. It is a large long-term planning and development area in east Guelph. The City's secondary plan covers more than 436 hectares and sets out a future mix of housing, employment, innovation-focused uses, parks, roads, heritage resources and protected natural areas.

Because development is unfolding through block plans, planning applications and infrastructure work, the district will change substantially over time. Any public-facing guide should make that status clear and should not describe future amenities or housing as though they already exist.

Approximate location

The district is generally bounded by York Road, Victoria Road South, the York-Watson Industrial Park and the city's southern boundary, south of Stone Road East. It is adjacent to existing east and south Guelph neighbourhoods but remains a distinct planning area.

Housing and streetscape

Future plans contemplate a range of housing forms, but the final mix, timing and individual projects depend on approvals and construction. The page should be updated as registered subdivisions, streets and completed housing become established.

Parks, trails and landmarks

The secondary plan includes parks, open spaces, natural heritage features and future trail connections. Existing surrounding destinations include the Eramosa River corridor and east-city parks, but future district-specific amenities should only be listed once confirmed and built.

Access and everyday amenities

Victoria Road South, York Road and Stone Road East frame the area. New streets, transit connections and active-transportation routes will be introduced as development proceeds.
