How showings are scheduled and handled, security and pets, and a pre-showing checklist to run before every appointment.

You and Carmen decide together how showings are handled — which days and hours are open, and how you are notified in advance. Homes show best when the owner is not present, but if that is not possible, the plan is built around your household.

Why the pre-showing checklist matters

Buyers form opinions within seconds of entering a property. Small details — clutter, odours, poor lighting — distract from the home's real potential. A clean, well-presented home builds an emotional connection and signals that the property has been cared for.

Before every showing

  • Remove garbage from the home
  • Quick dust
  • Make beds and fluff pillows
  • Wipe down all counters
  • Clean mirrors and glass
  • Wipe down appliances
  • Quick vacuum
  • Remove any clutter
  • Put down toilet seats
  • Light a candle or air freshener
  • Swap out bathroom towels
  • Open windows
  • Wash floors if needed
  • Clear away dirty laundry
  • Play light, relaxing music
  • Display listing marketing material
  • Open curtains and blinds for light
  • Turn on all lights
  • Secure valuables and medications
  • Remove or confine pets
  • Check curb appeal
