How pre-approval works, what to ask a lender, and how to build a Guelph budget that holds up after closing day.

The first real step is a pre-approval letter from a lender stating how much you qualify for. It sets your search range and tells Guelph sellers that your offer is backed by financing.

A pre-approval is generally valid for 30–90 days. You can start conversations with lenders early, but time the formal letter close to when you're ready to buy.

  • · What is the interest rate and the annual percentage rate (APR), including fees?
  • · What are the pre-payment options and penalties? Any other costs to apply or qualify?
  • · What will my closing costs be, and are they paid in cash at closing?

Budgeting for a Guelph purchase

Guelph property taxes, utilities, insurance and — for condos and many south-end townhouses — monthly condo fees all sit on top of the mortgage payment. Older homes in Old University, Exhibition Park and downtown may also carry a higher maintenance reserve for roofs, knob-and-tube updates, windows and drainage.

Before you tour homes

  • Confirm down payment source and timing
  • Get pre-approved and note the expiry date
  • Estimate monthly carrying costs including taxes and utilities
  • Set aside closing costs (roughly 1.5%–4% of the purchase price)
  • Keep credit stable — no new loans, cards or job changes
