Searching for a Home in Guelph

Before you start touring, write two lists: needs and wants. Needs are non-negotiable. Wants are things you'd like but could add or change later. You can renovate a kitchen; you cannot change the lot, the location or the price you paid — so spend real time on those three first.

Needs might look like

• · A main-floor bedroom or bathroom
• · Proximity to work, the University of Guelph, a specific school or the Hanlon

• · A yard for children or pets

Wants might look like

• · A pool or other outdoor water feature
• · A fenced backyard
• · Particular flooring or finishes
• · Kitchen counters and appliances
• · A walk-in shower or double vanity

Searching listings strategically

• · Use filters, but not too tightly — expand your geography and add $25–50K above your max, since Guelph homes often sell under ask or start overpriced
• · Check Google Street View before booking; a virtual walk down the street tells you more than photos
• · Don't skip a home marked sold conditional — conditional deals do fall through
• · Send your REALTOR® the MLS number and address so she can pull the full history and gauge seller motivation

Choosing Guelph neighbourhoods

Guelph is not one market. Downtown and the Ward trade on walkability and character housing. Exhibition Park and Old University carry mature streets and century homes. The north end and Grange Hill East often offer more house per dollar. Pineridge, Westminster Woods and the south end skew newer, with easy Hanlon access and newer schools. Kortright Hills and Village by the Arboretum serve very different buyers again.

Block time for touring — more than you think you'll need. You don't want to be rushed on the day you find the one.
